SHEFFIELD COTTAGE

Located in a rural corner of Midlothian and directly behind GATHER, Sheffield Cottage is available for short & long term stays.  Perfect for out-of-town guests, girls' (or guys') weekends, interim stays between moves, or any time you may need a home away from home.  Fully renovated and furnished in keeping with the Gather aesthetic, this comfortable 4 bedroom, 2 1/2 bath home sits on seven secluded acres. Rental Agreement

The Sheffield Cottage Rental Fee is $225 a night, based on up to 2 guests. Each additional person beyond two, is $30.00 a night (maximum 8). An 8% hotel occupancy tax and a $100 cleaning fee will be added to each rental.

Reservation Requirements 

 A credit card deposit of 50% of the rental fee is required to confirm your reservation. Hallsboro Homes, LLC (which manages Sheffield cottage) accepts all major credit cards.

PAYMENT OF BALANCE - A week before your arrival, your credit card will be charged for your remaining balance.  Your credit card information will be maintained on file as security for any other obligation in this rental agreement. Reservations made within 7 days prior to arrival will need to be paid in full at the time of booking.

Cancellation Policies

The 50% deposit is refundable if cancellations are made up to 30 days before your arrival, less a $50.00 cancellation fee. In the unlikely event that you must cancel with less than a 7 day notice, shorten your stay, or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook, a full or partial refund will be made less a $50.00 processing fee. Cancellations must be made by phone (person to person) with a cancellation number given at that time.

General Policies

Check in time: 3:00pm. Check out time: 1:00pm. Early check-in and late check-out may be available on certain weekends. Please email or call our office for availability. No pets are allowed in the house or on the property. No smoking allowed in the house or on the property. Smoking inside the property will result in a minimum charge of $200.00. All guests MUST be registered.

KEYS - The back door has a keyless lock. A key code will be e-mailed or texted the day before your arrival.  

LINENS - Sheffield Cottage is supplied with bed linens, towels, blankets and pillows. There is also a full washer and dryer in the property for your use. All linens are freshly laundered prior to your arrival. Hallsboro Homes also supplies your initial supply of paper products, soaps, detergents, trash bags, etc. for your convenience.

REPAIRS /SERVICE CALLS – Hallsboro Homes cannot guarantee against mechanical failure of heating, air conditioning, TV’s, or other appliances. Please report any equipment that is not operating properly. We will make every effort to resolve the problem as quickly as possible.

Respectful Behavior is Expected

Guests shall not disturb or offend any neighbors, discharge any firearms or use any fireworks of any kind. No one under the age of 25 will be permitted to enter into a rental agreement. In order to preserve the beauty and peaceful surroundings, we reserve the right to refuse service or terminate rentals for drunken, loud, or unruly behavior. If behavior or noise results in a complaint or any violation of laws or ordinance or if there is any other violation of the rental agreement, you may be asked to leave the property with no refund. Sheffield Cottage is privately owned; neither the homeowners nor Hallsboro Homes, LLC are responsible for any accidents, injuries, or illnesses that may occur on the premises. The property is located in a rural environment and all precautions should be taken accordingly. Neither the homeowners nor Hallsboro Homes, LLC are responsible for the loss of personal belongings or valuables of the guests.

Indemnification and Assumption of Risk

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. GUEST(S) AGREE TO INDEMNIFY SHEFFIELD COTTAGE/HALLSBORO HOMES AND THE HOMEOWNERS TO THE FULLEST EXTENT ALLOWED BY LAW FROM AND AGAINST ANY LIABILITY FOR PERSONAL INJURY OR PROPERTY DAMAGE SUSTAINED BY ANY PERSON INCLUDING ANY INVITEES OF GUEST(S). Guest(s) promise to reimburse Hallsboro Homes for all damages to the property caused by guest(s) or their invitee(s) and shall be responsible to Hallsboro Homes for attorney’s fees and other causes necessary to collect such damages as allowed by law. If anything is damaged at the property caused by misuse or negligence of the guest(s) or their invitee(s) or stolen, the guest(s) shall be responsible for the full amount of the damage or value of the item(s) stolen, and this amount will be charged to the credit card on file. Additional guests staying beyond the number listed on this agreement without the consent or acknowledge of the owners will result in the additional charge per person amount to the credit card on file. By making a reservation online or over the phone, you agree to all terms and conditions listed above. By providing your payment (credit card information or check) you agree to all rates and fees associated with the property you have reserved.
